Good colours for the front door Pt-2

                                                                                                                                                                                                                                                        

Another common question I get during staging is what is a good colour for the front door? My answer is …..depends on the exterior and what the colours look like. Drawing attention to the front door is a great idea because we want people to see that the front door as the entry point to this beautiful home.

My most favourite colours for a front door are:

-Red

-Black

-Charcol

-White (safe bet but boring)

Since my front door is on the side of my house and no one can see it I’m going to paint my garage doors RED ….maybe Black but I think I’m set on RED! Told my neighbour this (who’s about 70) and he cringed like I just killed a cat! It’s going to look fablous you’ll see! We’ll be the only red garage door on the block you cant miss us!

CHS&D's Common Questions about staging PT 1 -Kitchen Cabnitry

When I was at the home show today I stopped in to see a presentation by another stager and I was very intrigued by the Q&A at the end. One question asked was “how important is items behind closed doors like closets and kitchen cabinetry?”

EXCELLENT Question, this is actually a common question because many home owners feel that when they have their kitchen packed it shows off how much stuff it can hold resulting in showing excellent amount of storage. Well for buyers it’s the complete opposite! When they see a closet with items on the floor and crammed on the bar as well as a kitchen full of stuff they do not see “lots of storage” they see a LACK of storage. They instantly feel that there is not enough stuff to hold you items so it must be not enough to hold their items as well.

And storage space is VERY important to buyers. The best thing you can do as a seller is to pack up 2/3rds of your items and have it in storage (off sight is best) you’ll be ready for the move with many of your items packed up as well as you’ll show buyers you have a ton of usable storage space.

Visual Scale of furniture......why is it important?

This living space is a perfect example of why visual scale is very important!

In the before photo you can see 2 love seats, smal rug, small coffee table & 2 tiny end tables and across from that an empty wall to wall built in book shelf.

A home of this size really needs appropriate furniture because buyers really need to see what the space would look like with larger pieces in place. 90% of buyers can not envision the potential of the space so when they see a small couch & small items the room feels way too big and that their items will feel “Dwarfed” which will make them think that they’ll have to purchase new items when that is not the case.

In the after photo we created a focal point as well as brought in a large sectional, 2 large armless charis, larger end tables, larger rug, and lots of accessories for the book shelf. Instantly it made this home feel the right size and inviting. We really wanted to show off how this is a great space for relaxing, or even entertaining because it is such a large space that will allow for lots of seating.

This home has been on the market for a while vacant and now it is staged I have a bet with the home owner as to how fast it’s going to sell lol.

Do you know what drives me nuts?

TELEMARKETERS!

I think I get about 3-5 calls a day from someone saying they can get me TOP placement on Google for XXXX a month. And every single time I tell them “I ONLY SERVICE OTTAWA so international means nothing AND I am already on the first page of google” and they always come back saying oh but you never know where you can get business from. Well….Google serch engine enhancer guy I don’t care if I “get business” from NEW YORK because I wont go their…I wont go to japan, I wont go to british columbia, I wont go to california I just wont. Each city has their own professional stagers and they do not need me.  Stop calling me!

One person called the other day and said “we can do an evaluation on your web page and tell you where your traffic is coming from for only a one time fee of $15.00” …..well Google Analytics does that for free and it works good enough for what I need it to do so NO & Stop calling me.

It also drives me nuts when they don’t take no for an answer! They keep talking like they are going to change my mind. Helloooo I’ve stopped listening to you so stop selling.

And I don’t know about this list that is supposed to ban your # from them calling because I’m on it and they still keep calling me!

Do you also have this problem or do they go after just me!? LOL

If you have a super way to make these guy’s stop calling me then let me know because every time my phone rings I’m scared to answer it and as a business that’s not a good feeling to have! LOL

Realtors, WHY is staging important?

Did you know that in 2009, 14,700 homes were sold through MLS (meaning a realtor was used). Of those homes about 10% of them are “Market ready” and only 20% of them were staged. THAT MEANS 70% of realtors in Ottawa are not using home staging on there properties. That is outstanding! Considering many things, Staging pays for it’s self, it increases the value of the home, you can make more money off of your home with staging even in a HOT market.

Think about it, it’s a HOT market out there, homes are selling left right and centre so why stage? To appeal to the masses, if you didn’t stage a property in this market you’ll still probably get an offer maybe two if your lucky. But if you STAGE it first you are appealing to more buyers which increases your chances for a bidding war which is great for ALL parties!

You: Make more commision off of the increased income from the bidding war (good thing you brought us in!)

Home Owner: Will have a better return on their home from the increased value. (they’ll love you for life for maximizing their return)

Buyers: Love the property because it’s viewed as move in ready. (Did you know 80% of buyers are willing to pay more for a property that is move in ready!?)

The Candle Cozy


I came across this rather creative way to dress up pillar candles on the popular home staging show “Take This House & Sell It.” I thought this was such an ingenious way to take an ordinary house hold accessory and make it coordinate with different design elements in the room. Extra fabric from a window treatment or pillows can be easily tailored to wrap around the candle(s). Or you could even visit a local fabric store to purchase fabrics that coordinate with an existing textile in the space to help coordinate colour, harmony and even texture. As seen above, a candle cozy can even been knitted. It’s also a great way to create what style you are going for a room. For example, I can picture the above knitted cozy in a cabin or a rustic themed space. Or you could use a funky, modern fabric to update a space. I just love this inexpensive approach to design and I look forward to trying it out.
